Home/Pricing
One flat fee. Every other fee, listed.
Most managers charge a percentage of rent, so their fee climbs every time your rent does. Ours stays put. Here's all of it, with nothing in small print.
Per home. Everything on the owners page included.

Pick your home type, set the rent and the number of doors. The bars show a year of our fee next to a year of a 10% fee, on the same scale.
- Fee stops while a home is empty
- Same price for 1 door or 20
Tenant placement is $750 per new lease and isn't included above. Percentage managers in the Triangle mostly charge 8 to 10% of rent; the 10% line is there for comparison.
The whole list. Really.
Yearly fee for one home, at five rents.
A flat fee and a 10% fee are close at lower rents. The gap opens up as rent goes up.
Before you ask.
Why flat instead of a percentage?
Managing a $2,800 home isn't much more work than managing a $1,800 one. A flat fee keeps our price tied to the work, and you keep the upside when rents rise.
Are there fees charged to residents?
Residents pay an application fee, a card processing fee if they pay by card and, if rent is five or more days late, the late fee in their lease, which North Carolina caps at $15 or 5% of the monthly rent, whichever is greater. Bank payments are free for them.
What if I have homes and a small building?
Each home is $119 and each unit in the building is $79. Your statement shows the breakdown.
Do you charge for evictions?
They're rare, and we work hard to avoid them. If one is needed, court and attorney costs pass through at cost and we coordinate the process at no extra charge.
